CLEAN AIR DUCTS
Over the years, a significant amount of particulate—such as pollen, animal dander, dust, and so on— accumulates in the air ducts of a home. Every time your heating and cooling system turns on, air begins moving through the ductwork, stirring up settled particulate. The chances are you will end up breathing some of this particulate while the remainder settles on your furniture and carpet. This can be both a nuisance and a health concern. For example, allergies and asthma can be aggravated by these airborne pollutants, and we all know having to dust around our homes is time consuming and undesirable. Our duct cleaning service is one of the methods Overlake can provide you with better indoor air quality.
Air Duct Cleaning
We utilize a truck mounted vacuum which draws air "in reverse" through the air duct system. Once the vacuum is up and running, at each individual supply air duct and return air duct throughout the home, we insert a hose which is attached to an air compressor, releasing high pressure air down the duct. This high pressure air knocks settled particulate loose from the inner walls of the air duct which is then drawn out by the vacuum (the effect is similar to using a water based pressure washer to clean some solid surface).
We choose not to use any chemical sprays marketed to kill bacteria, mold, and so on, because we believe that chemical sprays tend to leave residue in your air ducts that evaporates and ends up in the air you breathe. We also do not use an aggravating brush to brush off the dust and debris. The brush system can work well if all the air ducts throughout the home are rigid metal, but most residences utilize a fair amount of flexible ductwork which is more fragile than solid metal air duct; it can be torn or knocked down fairly easily. We believe the high pressure air system we utilize is the most effective and safe air duct cleaning system available today.

Nevertheless, we have those summer days which turn out to be uncomfortably warm. It’s nice to have a cool, dehumidified home when the climate calls for it.
Here at Overlake we offer all four of the major manufacturers found to be prominent in this area of the country: Bryant/Carrier, Trane/American Standard, Coleman/York, and Lennox. All four of these manufacturers offer three series of equipment to choose from; an entry series, a middle series, and a high end. As you move up the ladder and compare the units from these various series, the units tend to differ in three ways; the outdoor units become quieter, the systems become more efficient to operate (they cost less to run), and they become more expensive to purchase. This is about it. Warranties are generally the same, and so on.
Entry level units tend to be noisy, so the vast majority of people do not purchase one of these. The high end units, however, tend to be overkill for this area of the country. We do not live in Arizona where air conditioning is regularly used. In which case, virtually all of our customers purchase a mid-model system. The mid-model units tend to have the same decibel rating as the high end units (which is to say they tend to be just as quiet), they are simply less efficient.
